I’m Bree, Accessible Homes Australia’s General Manager – Customers and Operations. I help support applicants who might be interested in living in one of our Specialist Disability Accommodation (SDA) homes progress through their SDA journey, including those considering living at our newest independent villa project ‘Urraween Village’ at Hervey Bay. Working out your suited SDA type

The first step is to begin looking around at the different options in the community and starting to get an idea about:

  • What area you’d like to live in
  • Which SDA design category is most suited for you
  • Whether you want to live with other people with a disability in a share home, or if living independently is more suited to your needs and your goals
  • What sort of supports and the associated care you require in your new home

Starting the NDIS SDA Eligibility Process

Once you know what type of housing you may be eligible for, your next step is to communicate your want to explore your housing options with the people that support you with your National Disability Insurance Scheme (NDIS) plan. This might be your support coordinator, your informal supports, or your local area coordinator or NDIS planner.

You could bring this up during a plan review or lodge a change of circumstances to let them know you need to update your goals to include one about exploring your housing options. Advising the NDIA that you’d like to do so can result in a plan review or plan update, with additional funding to help you navigate checking your SDA eligibility and finding a home.

The Key Documents

Two essential documents will assist in obtaining your SDA outcome. These documents are crucial for providing the NDIA with comprehensive information about your care needs and living preferences.
 
1. Supporting Evidence Form – Home and Living: This form accompanies a change of circumstances form (yes, another!) and is submitted to the NDIA by emailing it to enquiries@ndis.gov.au. The form outlines your current living situation and desired changes. Find the NDIS form and details on required information here.
 
2. OT Functional Assessment: This document, often referred to as a Housing Report or SDA Assessment, applies your functional requirements to SDA eligibility criteria. It helps demonstrate to the NDIA why the requested SDA home solution is necessary for you, based on your needs and preferences. Your location and living arrangements (e.g., living alone or in a group home) are key factors in your SDA outcome. The report should align with SDA Operational Guidelines and recommend a suitable support model within the SDA setting, such as Drop-In Supports, Supported Independent Living (SIL), Independent Living Options (ILO) or the model we have at our SDA home locations, Onsite Shared Support (OSS).

The Timeline

Your SDA journey may span several stages, including reports, applications, and the eligibility process, followed by actually coordinating a move. Typically, applications take between 12-18 months to finalise before you can move into your SDA home.
 
It’s important that you start your application process early. Remember that being found eligible for SDA doesn’t mean you have to move in right away. You can delay your move-in for days, months, or even years as you search for the right home. Due to the length of this process, we recommend starting as early as possible to keep your options open when the time comes to move.
